Challenge:  Small proactive NIMBY group nominates an existing SFR on site as historic as an attempt to derail plans to entitle the site for a Charter School. 

Value Add:  Evanisko guided their Seller through a two-year escrow transaction which required the award of a CUP to close.  The cooperative structured transaction resulted in a significant land lift.  The NIMBY nomination was successful though due to the placement of the SFR was slated to be used as an office in the new development thus completely undermining their attempt to leverage the nomination to derail the project and transaction.  Evanisko remained intently engaged with the developer’s progress in order to help the Seller negotiate mindfully during the long escrow.  Evanisko engaged with media outlets on behalf of ownership during the NIBMY actions and protests to set stories straight and to maintain course of the underlying transaction.
